UK's first carbon neutral building set for Southampton

ADEVELOPER has announced he is to start work on the UK's first zero carbon home in Southampton.

Construction of the multi-purpose six storey building, designed to provide 36 one-bed flats, retail and office space, will start next month.

Southampton-based developer Colin Warburg said an initial appraisal has shown the building would be carbon neutral.

It will feature high level insulation, timber frames, under-floor heating, full on-site electricity generation, water saving, quality windows, and a life time home standard, meaning it will last 100 years not the standard 50 years.

Eco-friendly sourcing of materials and comprehensive recycling will complete the zero carbon rating, he said.

The development will be built on a site previously occupied by a garage and exhaust centre at the end of St Mary Street.

Mr Warburg said his eco-friendly homes would be targeted at the lower end of the market and featured uncompromised design and quality to "bring sustainability to the reach of all."

He said: "We should be looking at sustainable buildings. We should be bringing buildings to Southampton that are not just bog standard. I've been pushing for this kind of building for a long time."

The Chancellor Alistair Darling last week announced the Government's aim that all new non-domestic buildings would be carbon zero by 2019.

It follows the target announced last year for all new homes to be carbon zero by 2016.

Mr Warburg said his development would achieve this by next summer.

His company Warburg Property Developments teamed up with Now Design & Planning, Southern Co-operatives, and FE Chase to come up with the scheme.

A spokesman for Southern Cooperatives said "We are very excited to be partners in this venture and we are looking forward to designing a community store that is in line with the aspirations of the project."

Mr Warburg said his development would achieve the top sustainability ratings and all aspects of the Government new code for sustainable homes.

BRE, a leading building research consultancy that certifies such schemes, said while Mr Warburg had registered his development it would only be certified once built.

A spokeswoman said a developer had already built a zero carbon home but it was only for demonstration.

She said: "It would be a great achievement to do it. It will be a coveted thing for someone to get."

When is the Council and the planning department going to realise that this City does not need any more flats. If they were to ask the property agents or look on the internet, they would find out that there are so many brand new flats that just cannot be sold. They cover all price ranges from penthouse down to studio flats. Everyone is pushing the climate change rant. We can see through all this twaddle that is going on. It is time that the Council got it's act together and checked on what was really needed.

Will the LCD TV and all the other household gadgets be carbon neutral too?

If you are concerned about the increase in the number of flats in the city centre contact the councillors for Bevois Ward. None actually live in the ward nor live in flats which begs the question WHY are these decisions being made? Vote this shower out!

Messianic truth - The more you preach the truer it becomes ! Started off as Global warming, now of course it had dawned on them, so it has now become climate change. Like all religions there is always an element of "we are doomed if we don't comply" Bloddy nonsense - quack science ! The media rarely allows a contray view and yet there are many scientists around the world who dispute the findings of government appointed agencies. I accept that the world should be a cleaner place but let us get away from this nonsense, it is of course a wonderful new form of tax resource.

i was expecting eco nuts to have commented here about how they believe the govnts hype on globalwarming an now climate change..
EVERYONE i speak to seems to understand the science and not this govnts hype so WHO ARE these fools that seem to believe that in 100 yrs industrial revolution we have actually changed anything.

AS one of those 'eco nuts', I'm an energy manger for a large blue chip company, it is my job to save a large amount of energy every year. I would like to salute Mr Warburg for doing something and not for the CO2 or climate change but because petrol gas and electricity are all getting more expensive. It will be interesting to see the number people complaining about saving power once petrol hits £2 a liter gas and electricity is 50 a kilowatt. Might I also point out it was Mr Clarkson who posted his bank details in a national newspaper only to find someone set up a direct debit in his name which he cannot now cancel....thankfully it was to a charity which will do more with his money than he ever will.

Mr Clarkson chooses to do that which he wishes with his money, I know that under a labour government that is an ideal they would dearly like to put a stop too. Science has always accepted that evidential experiments were used to prove a theory, climate change is full of, if, when, maybe, computer models and the refusal to look at any contrary evidence given by non government agencies. Suspicions should be aroused - when did we last see a news reporter interviewing one of the thousands of scientists worldwide who disagree with the "we are all doomed school of science". My own view is and I understand that it might offend some, is that the same people who embrace religion are the very same who accept that armegeddon is just around the corner. Yes clean up a polluted world, but let us not worry, Mother nature is a great healer, and we flatter ourselves if we think like old Canute we are going to change anything.

I would expect a new property to contain the latest standards of construction and thermal efficiency anyway, But property speculators are sounding like white knights saving the planet who must be applauded and allowed to develop whatever and wherever they want). "Carbon Neutral" is a meaningless phrase. Energy Manager - are you a scientist or just another project manager?

Correct on the Building standards it would have to be compliant to part L2. I'm a Building Services Engineer acting as an overworked underpaid maintenance manager, who's corporate bosses keep handing down imposable targets for saving CO2 ( or KWhrs in real terms). My small point is whilst yes climate change has not been fully proven, the prices of petrol, electricity and gas are indisputably going up. If some one has managed to build something which means there will be more natural resources for all contributors to this debate then I'm all for it.

The majority of people understand that like all threats, climate change needs to be considered as a risk; the probability of the threat occuring need not be 100% for mitigating action to be sensible if the potential impact is significant.

As so many of you are keen to paint climate change as a conspiracy cooked up by Governments (with the help of the scientific community) to extort money from us &/or dictate to us what we can or can't do ... I suggest you take a look at peak oil theory - you'll really find something to enjoy there (as fuel/energy prices increase).

Climate change, Global warming, Carbon Tax, carbon credits, Eco-friendly.

A load of western democracy bulls**t.

The planet is still to reach a temperature equilibrium from the last ice age.

One eruption from any of the active volcanoes which surround New Zealand will pump more nasties into the atmosphere than all that man has discharged since he was able to.
If the eruption is large enough we will then have Climate change (Global freezing).

Most of the Earth's Oil and Gas reserves are yet to be discovered. There is no shortage, it's another Western democracy controlled situation.
Food prices are on the rise because these Governments have convinced farmers to grow plants suitable for conversion to Bio-fuels instead of food.

Why is it that in western democracies the government benches always seem to attract selfish, blinkered idiots. Where are all the realists.

Oh by the way, even though New Zealand is in the South West Pacific it is a western democracy in every sense.

Off to plant my winter vegetables now as they are too expensive in the supermarkets.
